Jack B. You sound super angry and emotional. It's understandable considering its your property but seems the only purpose of this post is for you to vent and name call behind this persons back. You keep going on and on about how "stupid" they are, yet they have you in a tizzy.. So are you saying a stupid person is able to make you this upset? If you're going to be a landlord you should be able to handle these kinds of tenants without having a tantrum. If not, hire a property manager and delegate it and focus on the things that don't make you miserable

Perhaps I should have given more detail. We spoke last week about the timeline to achieve by end of week. He has worked maybe 10 hours this week total. Also, I've done a ton of the work myself, perhaps even equal or more than him. Having worked side by side with him, he typically stops whatever he is doing no matter what to answer his phone, even if it's in the other room. We're behind on the timeline and yesterday afternoon he said he would be on site today. I was texting and calling bc as of 3pm he hadn't shown up on site. I believe he's taken another job while doing this one. I consider that unacceptable bc I'm funding the entire operation and slipping on the timeline costs me money in holding costs. I was upfront about this concern and have reviewed each week to ensure were on the same page still. I don't care if he works another job if he stays on track time wise but slipping on our job bc he wants more money is greedy to me and disrespectful to the terms of our agreement. Not showing up or responding when I'm trying to pick out tile and paint makes me unable to do my tasks as well, which I am doing to help move things along (technically I shouldn't have to do anything and just sit back after funding). Keep in mind I've done nearly all the demo, helped pipe conduit, directly managed clean up crew and roofers, sanded the wood floors, etc. I've put in at least 40 hours of labor in the last 3 weeks. I did it of my own regard but I feel now he's not taking the job seriously and isn't being productive. Not responding for 8+ hours seems pretty bad to me.

I am partnered on my first SFH flip. I provided 100% financial equity, partner is a contractor who was supposed to provide 100% sweat equity. As my partner, is it unreasonable for me to expect to reach him within an hour or so during work hours when the flip is supposed to be his primary priority work wise ATM? I understand not always getting him answering phone immediately, but if I message him at 10am, and call at 11, and then text again at noon, and now it's 4pm and no response, when we have decisions that need to be made, is that reasonable for me to consider that unacceptable? FWIW I feel I should be able to reach my contractor within 1-2 hours time during a project im paying them for. A PARTNER I should be able to reach at least twice as fast, IMO. Thoughts?

Chris Carollo unfortunately what I'm looking for are examples of exterior renovations on these types of homes (front porch additions, gable/dormer additions, etc) and in Chicagoland in general there's very few, if any split levels (with front garage) that have significant EXTERIOR renovations. Haven't really seen the L shape split level outside of Chicagoland so not sure how else to find any visual examples of this. There's specific challenges to these homes not necessarily shared by L shaped ranches or other types of split levels. For example, both the roof of the garage and the corner of the upper split level jut out in front of the front door which complicates how you would create a front porch that isn't awkward. I'm sure someone has figured it out and probably posted photos online of it, just not sure how to find it.

J Beard actually what you're referring to is a split entry, not the same as a split level, at least by Chicago naming standards. What I posted is a split level. Can be further divided into tri level or quad level based on existence of sun basement or not.

I am having trouble locating this home style on google, when searching for photos of similar homes.

I would normally call it an "L-Shaped Tri-Level" or "L-Shaped Split-Level" but if you pull up a google image search with those phrases, nothing shows an attached garage in this manner.

Is there a better name for this type of layout that I am missing, specifically, with a front-attached garage as shown?

Any ideas guys? Am I going in the right direction with adding the 100% vacancy holding costs of the property to the initial "price" for analysis purposes?

Sorry I messed up on holding costs, assume 2k without P&I. So I would add 6k to acquisition costs not 9.6k.
