Trust me, rent by the room is more like multi family than you would think. You still have to manage multiple units, but you also have the added challenge of tenant relations manager. The experience you will gain in invaluable. You can do it. You have my full confidence.

Investment Info:
Small multi-family (2-4 units) buy & hold investment.
Purchase price: $99,000
Cash invested: $75,000
We have really turned this one around. We picked it up with the local drug dealers living there. They think they trashed the place when they left but it was so disgusting we planned on gutting it anyway. Now it has been one of our most stable properties and a delight to manage. I can not preach enough the importance of good tenant screening.
What made you interested in investing in this type of deal?
It cash flowed as is, and I wasn't afraid to roll up my sleeves and do the work myself.
How did you find this deal and how did you negotiate it?
I found it from a Wholesaller and didn't negotiate the price because I knew it was a good deal.
How did you finance this deal?
Hard money and a privet investor. My partner and I only brought 2k each to the table and have refinanced every penny out now.
How did you add value to the deal?
Renovating the inside. full foundation replacement, full sewer replacement, and cosmetic updates.
What was the outcome?
It is still my favorite property to this day. Cash flows great and is so easy to manage.
Lessons learned? Challenges?
Don't try to work with bad tenants. Get them out and move on.
Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
We used Corridor funding on this one they have been great to work with.

In that price range I would recommend 78224, 78201, 78210,78244. San Antonio has a large footprint and many, many zip codes. I am really liking the south side right now. It has some pockets that are still rough but it is gentrify and business are now building in that area. I would also consider Schertz, TX 78154. it is adjacent to San Antonio, is still affordable, and feels like it is in the same city.
for context I own B and C properties. All of them have been BRRRR properties. I have a triplex in Schertz and I is our easiest property to manage now.
We self manage but we are working to get out of self management.

Texas requires you to hold a realtor license to show and lease properties unless you are doing your own.
We are getting to the point in our portfolio that we need to hire help. We have found someone who has been handling the flow of inquiries, showing the properties and collecting deposits.
We have been singing leases, screening the tenants, depositing any funds and collecting rents.
This has been great for the las two months and we have filled our units up.
Until....
We discovered that a licensed realtor needs to do the showings and answer questions about the property.
It seems like if we are not offering our services out to other investors and trying to manage properties that we do not own that we should be allowed to hire an assistant to help us manage our own properties.
Am I reading the rules right? Can I not hire an assistant if they don't have a license? Even if it is ONLY for my own properties?
I would really love someone to tell me that it is, in fact, ok to do that, and here is how.

I can tell you one who I would NOT recommend. PMI Birdy Properties. I rented from them when I first moved to San Antonio. They took over managing our home a couple of months before we moved out. There customer service was terrible and they refused to refund the majority of our security deposit because we "didn't take care of the lawn or have the house professionally cleaned" which is a joke because we fertilized and seeded that lawn twice a year for three years filling in the bald spots and got rid of the noxious weeds. There was one blade of grass that had grown tall between the time we turned in the keys and the THREE weeks latter when they actually inspected the house.
our original lease didn’t require professional cleaning and we did a top notch job cleaning the house, but again during the three weeks of vacancy some flies has died in the window sills and there for they had to hire professional cleaners🙄
Then to make it all worse they said the the original managers weren’t professionals and were “Just a bunch of Mexicans who didn’t know what they were doing”
I’m not Hispanic but I was really offended with there attitude.
We took excellently care of that house and I only wish the tenants in my properties now were half as good as we were.
wish I could make a recommendation. I have been managing my properties myself for three last three years and I’m working on hiring an assistant. I worked with one properly manager as a land lord. I found that their fees for repairs were really high and they charged our tenants fees that we didn’t know about until we took the property back over.
I do have have software that I have really loved if she wants to try self managing or if you want to help her get it set up. Rentec direct. There customer service is awesome! They Process payments, tenant screenings, and have nearly automated book keeping.
