@Tyler Xiong. Yes, you should be able to have a parent/guardian co-sign. If a minor signs a contract then it is technically “voidable.” You as the minor could claim you weren’t of age, do you could back out of it, even after the fact. So most people would likely not enter into an agreement until you are 18, unless you have a co-signer. I also recommend checking with an attorney. :)

@Debbie LaRue Do you already own the vacant lot? If so, I'd recommend looking into a construction to perm loan. You may have to call 20 lenders to find a decent rate & LTV but it's worth it. Some will let you do a one-time close, so you don't have to go through another closing once the construction is complete. The loan will be interest only during the build phase, and you'll only pay interest on the cumulative amount after each draw.
Another great thing about owning the lot, is you will be able to use it as collateral for the down payment for the construction loan.
If you don’t already own the lot, you may need up to 50% down to purchase the lot (if financing). Then, depending upon the value of the lot, you may or may not need more money down to procure the construction loan.

@Tim S. are those Cali prices or T-Town? $450/sq ft seems excessive. We are looking at building again near the gulf coast in Florida and still getting quotes for $200/sq ft for a basic 2-story 1700sq ft home.
Have not built new in Tacoma yet, only doing remodels there. Definitely interested to hear more about build estimates.

Any luck finding wholesalers @Aaron Andersen? How is your search coming along? I agree, you definitely need to have a good grip on your numbers as the large remodels can add up. We are about halfway through a complete remodel in East Tacoma. Definitely looking to connect with more Wholesalers!
