I am also a new investor in the Atlanta area. Originally, I wanted to just focus on buy&hold rentals. However, the more I think about it, the more flipping makes sense for me at the moment. It's clear you have already done your research on specific submarkets here so that's a fantastic start. 

As @Keith Thomas mentioned, those calculators are an excellent resource. However, make sure you understand the underlying calculations and where the numbers are coming from. 

As far as analyzing listings, are you simply referring to determining if a listing on realtor.com/zillow/etc. is a good deal?

Where in Atlanta are you located? 

I recently moved to the area too and am still in the stage of building my team and searching for deals. As @Bill Hampton mentioned Biggerpockets and local meet ups are a great way to network. The greater Atlanta area typically has at least one meet up every week.

Hey @Jasmine Joseph! First off, welcome to the BP community!

I am also a new investor in the greater Atlanta area. I absolutely love your attitude; open and excited to learn. BP is a great place to find experienced investors to learn from but make sure you have something to add to the relationship, even if it's just buying them a coffee for that deal ride along. Another great place to find experienced investors is at meet ups. Due to the number of investors in the Atlanta area there are a ton of meet ups, often more than one a week. 

I am assuming you mean residential multi-families but If you're looking for seller financing, I suggest finding those multi-family pockets in your area of interest and driving around them. See which homes look neglected and then direct mail to the owners of these homes. You can usually find really good information on the county's tax assessor site. It even tells you when the owner bought the property so you can find those owners that have been holding onto the property for a while and have probably paid it off.

Hey @Souleymane Hanne! First off, welcome to the BP community!

It sounds like you are already on the right track to get your first property. Those short and long-term goals are vital because without having a why or a path to follow, you'll just meander around for a while and most likely not get anywhere. 

I am also a new investor in the Atlanta area. I have built some of my team already and am now just searching for deals. I highly recommend finding a good agent to get you connected with automatic updates on properties within your criteria that hit the MLS. At the same time, you'll want to start finding ways to generate those off-market leads. This is vital here in Atlanta because of the degree of competition. And like @Marc Brenner mentioned, definitely get in some meet up groups. But at the same time really dive into BP forums, as this can be a highly effective networking tool.

While I cannot be your mentor due to my lack of experience, I'd be happy to help answer any questions you may have. Perhaps we can learn from each other!

Are you looking to move to Atlanta or just expand your investments into the area?

@Alberto Marin oh yeah, definitely don't rent out if you are not at least breaking even.

There is a cap. I want to say it is 10, but I could be wrong. You'd want to look into this or just call up your bank's loan officer.
