Besides books, there are several great podcasts out there on the subject which was one of the best ways I found (and still am!) learning that space. Given the current events now, there's also a lot of online webinars and courses going on. DM me for recommendations on both those fronts.

I had done this similarly with my employer's 401K plan, it was a great way to get started in the REI game as I was starting out. Just made sure to track the payback with the cashflow from the investment and the arbitrage. As others have said, pay attention to the plan's details.

Another thought you could consider is that you could combine retirement funds with non-retirement money to invest in bigger projects or things like syndications.

Totally agree with Greg.

Besides brokers and costar, there's other good market sources and free and like Yardi, CBRE, etc.

Also agree that # units and and price per unit are all relative. A deal that's $40k/unit vs $100k/unit will have different stories, class, value add opportunity, submarket, etc that could mean good or bad.

Obviously there are a ton of books, podcasts, and material here on BP you will get recommended and can dive into...but a huge help especially if you're interested in the commercial and multifamily space is to go to in-person events such as meetups, conferences, and seminars.

While material will be great, meeting and getting around other investors and like minded folks will help you find your investment philosophy, swap experiences, and get comfortable with where to start. That'll also help you find the people with what Charles mentioned. Checkout meetup.com, events here on BP, Facebook, etc.

All great comments made here. Definitely somewhat normal. 

One other component to the DD period besides the physical pieces is the paper DD. You'll want to make sure a file audit is done. Someone like your property manager or a third-party can perform also...check every lease, rent roll, bank statements, service contracts, etc.
