Think Multifamily based in DFW is a group focused on multifamily apartment investing, syndication, and education. There's a weekend training event in Plano, TX on May 19-20 if you're interested. They do other events throughout the year.

Full Disclosure, I'm part of the group and love the founders, Mark and Tamiel Kenney. I can honestly say that going to this event and meeting them has changed my life.

Some good suggestions already here.

Definitely ask about properties/deals they have taken full cycle (bought, rehabbed, rented, sold, refi’d, etc) based on their business plan. Also what current projects are they are working on now, which could give you insight in how you might help them.

Finally, don't just stick to REI, get to know as person…FORD - Family, Occupation, Recreation, Dreams. You'll want to get a feel for who they are, what they value, etc since as the saying goes, people do business with folks they like, know, and trust.

Amex Platinum is definitely a good card. The Chase Sapphire and Starwood Preferred Guest cards are other solid staples. There are a bunch of travel hacking blogs out there (Million Mile Secrets, One Mile at Time, etc) that go in-depth on the different cards so check those out.

Totally agree with Ray. Couple other best practices that had worked for me: Tell them to drive by if they can't make your "open house.” If they like what they see they can put an application to try and lock up until you can schedule a time they can see. Create sense of urgency over phone/email. "It's below market rent, First come first serve,etc" Put a link to your rental application and requirements when you respond and direct them to application. Some people just want to lurk.
