Ankur Agarwal I’ve had great experiences with iDeal Floors for flooring needs. PM if you want a direct contact but you can find them pretty easily, they have a few different locations around DFW.

Lallu Tappu if you’re still looking, Jarrett Tolbert with Tolbert’s Handyman is solid. He’s done multiple jobs for me at reasonable cost. ‭https://www.tolbertshandyman.com/about

@Frank Cole When I was still doing single family rentals in Dallas area, generally the rule of thumb i was given by GC's and other investors was $10-15/sq ft plus the major items like you mentioned. I found $12/sq ft was pretty decent for the ballpark for rental. I don't know if that's still relevant number since it's been a couple years but that was helpful for me.

@Chase Gochnauer Some great suggestions here. Think Multifamily is another group focused on multifamily education. There's a weekend training event Jan 27-28 in Dallas and others throughout the year. Full Disclosure, I'm a member and love the founders, Mark and Tamiel Kenney.

I'm similar in that I don't keep much in checking (treat more as an inbox/outbox) and immediate emergency reserves in online savings like those already mentioned. The warchest / opportunity fund I keep using the infinite banking concept which there are plenty of threads on.

If still looking, I've personally used OneGuard for personal and rental properties. I've always been satisfied as their customer service has been excellent. Most importantly they paid out when required.

Hi Stephanie,

Definitely start educating yourself via whatever method you find you best learn (books, podcasts, etc). Personally I like podcasts and there are a lot of great ones including Biggerpockets, Jason Hartman's Creating Wealth, Investing in RE w/ Clayton Morris, and The Real Estate Guys to name a few.

Good luck!
