Quote from @Bret Hudson:

I lost a lot of trust for biggerpockets podcast when started using dealmachine and batchleads (same company) for sponsors too. All you have to do is look at the better business bureau complaints and the continuous instances of predatory billing practices to know how much they care about their customers.

The 5 star reviews are a sham. Somehow they bury bad reviews on google with great reviews.

@Bret Hudson: I've been a heavy user of both websites you mention and I find your comment interesting. Both companies are clear about their billing practices. Both companies provide a Customer help screen that could answer your questions pretty much immediately. What more are you expecting? Everything is pretty clearly laid out.

@Ken M. So you're a new user as of ten days ago, 74 posts in 10 days and 3 of those are pro DealMachine? Yeah that's not suspicious at all.

I’ve had a bad experience with Dealmachine, which also owns Batchleads. The data wasn’t useful in my smaller market and customer service was no help, they mostly seemed interested in upselling and refused any type of refund.

Do NOT do business with Deal Machine or their affiliates. They are a horrible company with unethical billing practices. Research them away from their reviews and see real experiences. If you sign up for the free trial they will automatically charge you for a subscription (usually around $1100) and they will refuse to issue refunds or close an account. If you did and had problems leave them a review with the Better Business Bureau, here and also contact the FTC Consumer Protection division. After signing up for a subscription I ended up not using the service because it didn't work well in smaller markets. For the next billing cycle they increased my charges by $500 and did not notify me of the upcoming charge. It's hard to find any contact information for customer service but once contacted they refused to close my account or give a refund, instead advising me to use the subscription I had already paid for and my account could be closed at the end of the billing cycle. So they refuse to refund me for services they haven’t provided yet and won’t close my account for that reason.

Horrible company! Do NOT do business with Deal Machine or their affiliates. If I could leave a negative review it would be -5 stars. After signing up for a subscription I ended up not using the service because it didn't work well in smaller markets. I would find out if or how their past and present residences met this standard. They might have to get a special ventilation/filtration system.

Do not buy a problem.

Work on solving the one you have.

The number one priority should be getting the interest rates lowered on the student loans. If the loans are through the fed they should be consolidated and then get on an income based repayment plan.  Borrowers who work in certain fields including state and local governments are eligible for loan forgiveness after ten years.

Call the lenders and negotiate. Sometimes this works.

Cut ALL expenses down to maybe a prepaid phone and a cheap van to live in.

Get another job.

There are 168 hours in a week 336 for you and your wife and you only need 6 or 7 hours of sleep a night.

There are always ways to solve a problem.

Higher ed is broken and it shouldn’t have to be this way.

Sorry for preaching.

Good luck!
