I leave 20% of my net cash flow for repair cost and use the rest for use or save for other investments.

Is right on the mark. If you are unsure how long you will hold the property I would be careful   with the loan contract. You can live in the property for 2yrs and avoid capital gains. Plus if you are primary residents than you interest on the loan is cheaper. 

The 1031 exchange option is you have 90 days after the close on the flip to invest into another property equal or greater in value.

I have done a In House loan back in 2010 that had 15% down an NO PMI! Check with some smaller local banks about a N house loan. It is good to develop a relationship with a local bank.

I live in Kentucky and met a property manager. They told me they started out without RE license.  I am a landlord and from my experience is it takes schooling of hard knocks.  If you know of any landlords in your area. Try and get to know them and maybe try to be mentored and maybe work out a deal to help out.  Keep in close contact with the owner in any and all issues that occurred with the tenant.
