Awesome to see so many people are interested in getting their journey started. I would highly recommend you all find people who are doing deals or have done deals to partner with or mentor you. I would have never gotten started if I had not surrounded myself with people who had already been through what I was looking to go through. There are so many emotions and challenges that come with doing your first deal, I can’t see two brand new people pushing each other through as much as someone who’s seasoned pushing a new investor through. I’ve been there done that - there’s always an excuse as to why it’s not the right property when in reality it’s often something else. New people are often looking for home runs, so if it isn’t just right they don’t even take a swing. You’ll never hit a ball you never take a swing at... If you want to play the game long term you have to be okay with base hits sometimes.

Hit me up if/when you're ready to make offers on any properties on the MLS. I also network with a ton of wholesalers, so if you are looking for something specific, shoot me a message with your criteria. I'll keep my eyes out! The market is RED HOT right now - everyone's snatching up every property that is even remotely profitable as a rental. Keep looking, but don't get discouraged if you don't find anything right away. It depends on your acquisition strategy (cash, hard money, private money, or conventional).

I second what @Mark Sewell stated! Get out there and network. In today's markets you have to either make a deal yourself either by going direct to seller or working with someone in your network you've built a relationship with. You aren't going to find an obvious "deal" on the MLS or on an email blast to 999 other investors.

Also, are these numbers based on an actual rent roll provided to you or a proforma from what you plan on raising rents to? $5475 monthly income divided by 8 doors tells me your average rent is under $700. I don't know of any turn-key MF units here in the city that only need $10k in repair at that monthly rental rate. What about you, @Ryan Johnson or @Cody L. ?

The first thing I didnt like is that you have a $600k property that only has a $10k budget upon purchase? Basically, you're saying it's turn-key? As Ryan mentioned, at that price it better be.
