Start by going to your local real estate investors club and meeting people.  Also look for a mentor at the meeting, this will do two things for you (1) Someone who knows your specific market will teach you about the market, (2) since you are coming out of college I assume you are broke, your mentor will help you fund deals if they feel you paid attention to what they are teaching you and are therefore a good investment.  Find a mentor by offering your services to them for free in exchange for their help, ask them what time killing tasks they don't like doing and offer to do it for them.

Take your last name off your letter.  You don't want some wierdo showing up at your front door in the middle of the night pissed off you sent them a letter offering to buy their house.  If you haven't yet, you will get some irate people calling you really mad that you sent them a letter.  If you want a good laugh I'll send you a screen shot of some of my google voice voice mail transcriptions.  Or googling you and some how end up talking to your boss. Actually if somebody did that I'm surprised you didn't get a deal out of that one, if somebody went to the effort of tracking you down like that I feel like they were probably really desperate to sell you their house.

Anyway, I don't care what anybody says last names on letters don't add anything to the letter.  If you really feel like you need one use a fictitious last name, a lot of people use a fictitious first and last name.  People don't care what your name is they want you to buy their house and take their problems off their hands.  But you do need to vary your message in the letters to see what works in your area.  

Oh, and stick to the mailing it will pay off. But cut it down to one or two lists with more contacts per list.

I think you can get a low money down VA loan for up to a 4 unit building if I'm not mistaken.

Yes the Base is actually in Bellevue which is a great place to start looking. As far as SFR vs multifamily in that area, I live in Lincoln, which is about 40 minutes west on I-80, so I'm not the most knowledgeable about the area. At my day job I work for a contractor that does maintenance around the base for the 55 CES sometimes, so I work in the area, but don't live in the area.

Welcome to Omaha and thank you for your service.  A great place to look in Omaha is around the base, great for owning rentals with all the military around that don't want to buy a house and would rather rent.
