@Bryan Blankenship no problem man. Business organization and development is what the law side of my practice does, besides just real estate deals. Young employees look to learn and run. Neither of them work out. You want experienced guys with proven track records but to get them to come in and stay you have to let them feel free and create an incentive to drive them. But I find the trick is when interviewing to try to find what makes them tick so that the incentive matches their personality. All the things you did. Hopefully it works out.

@Bryan Blankenship get their skin in the game. Create incentives for them to not want to jump ship after taking what they learned. If not an equity partner, then be creative. Make them love where they work and the environment. Find out what motivates them. Is it stability and security? Is it creativity and risk taking? Then structure the incentive around their personality to drive them. Protect all your proprietary structure with NCA and NDA even after they leave so they know their are legal ramifications if they take your systems and run. Really define your needs of the COO job duties and hire a COO who has been successful in your market at his prior position. Don't be cheep. Use a search company to help bring in the best candidates.

@Harsh Patel cash flow is becoming hard to locate in todays market. You will have to work on that to make it happen. Most areas are asking price. You have to work hard to get cash flow, on top of equity, on top of ROI. Besides looking in other markets, which I am doing, look at ways to add value so that you cash flow (20% down, great deals, sub-meter units, petition tax assessments renovate, rent increase) and then make sure you have equity in your property when you sell to get paid on the backside of your deal.

Welcome to the area. What type of REI do you like? SFP, MFP? Raw Land? What stage are you currently in? How do you add value to a deal? Are you an investor? Do you have partners with money to invest? Do you have access to deal? Know how you add value to any deal and that will always be a great start to getting into the action.

NO. At the end of the day the numbers do not add up with all the extra fees. As an investment property. If it was just for me as a beach get away property then I would not care. But competing with all the resorts, taxes, special hoops to jump through, etc did not add up.

@Brie Schmidt the north side of Chicago. Lincoln Park, Logan Square, Wicker Park, Irving Park, etc. We used to live in Lincoln Park before moving to Oregon. A lot has changed in Chicago since we have left.

I started a similar topic. Here was my question. and then the one reply I got below. 

Q: 'My wife and I like to travel. And we like to invest in real estate. One of the places we travel to annually is Cabo San Lucas, Mexico. I always toy with the idea of investing in a vacation rental property in Cabo, but I am always hesitant to pull the trigger. I am just not convinced or sold on the safety of investing in real estate or land in Mexico.

I understand the process of owning your property either through a Fideicomiso (a real estate trust held by a Mexican bank) or through a Mexican Corporatoin. I am just hung up on how secure my ownership in the property really is, and having the Mexican Government take my property from me at any moment. And yes I do undertand that Mexico has the same eminent domain concept as the USA.

A: @francisco cimon replied "I have lived and worked many years in Cabo San Lucas, now located in the Caribbeans (i work in the hospitality industry).

Cabos San Lucas is beautiful destination (the tourist destination of Mexico). Great fishing, great golf and many (short) flights from the US and a very large new airport and convention center. There has been hundredes of new hotel rooms opened in the last couple of years and many hundreds more in the pipeline for the next 1-3 years. There will certainly be extra demand for rentals but it will be mostly for workers of the hotel industry and not so much for toursim. In fact, with all the new hotels opening up, there will be a huge supply of new and beautiful rooms available for toursits.

Your real estate investment is safe in Mexico. The mexican government will never be seize your property or land as long as its legally purchased and you pay your taxes. The issue, in my opinion, is not so much the safety of your property but the cost of buying (extra high fees when buy as a foreigner) and when you sell (other fees when you sell as a foreigner). There is alos HOA fees, poperty taxes, ect. Financiing is another issue. You will need to get your financing from a us institution..."

Looking for a buying agent for an investment property in N. Chicago. Prefer an agent that also has REI's of their own and whose practice focuses on Real Estate Investors. Prefer multi unit properties.
