@Dustin Frank yea, it seems like a numbers game, and working with well experienced drillers and as much tech and info as possible to increase odds.

Has anyone successfully invested in Development Drilling Oil Wells? I like the huge tax advantages and passive income, BUT, even though you are drilling in areas where oil has been found it still seems like a huge gamble to come up with nothing. Any success stories and advice?

My wife and I like to travel. And we like to invest in real estate. One of the places we travel to annually is Cabo San Lucas, Mexico. I always toy with the idea of investing in a vacation rental property in Cabo, but I am always hesitant to pull the trigger. I am just not convinced or sold on the safety of investing in real estate or land in Mexico.
I understand the process of owning your property either through a Fideicomiso (a real estate trust held by a Mexican bank) or through a Mexican Corporatoin. I am just hung up on how secure my ownership in the property really is, and having the Mexican Government take my property from me at any moment. And yes I do undertand that Mexico has the same eminent domain concept as the USA.

David, he would need both. He is not represented at the moment. He sees the property on Tuesday for the first time. He would need initial representation now for this property for it to close smooth and on time, and then after it closes and the fip is done then to re-list the property. I would like to be able to show him some current comps on the property now, and an agent in the area who has worked with investors and worked on some flip's in that specific market. It's his first investment property. Needs a little professional care.

I came across a few naysayers posts in other forums. I figure some of you look around and might see them. Don’t get discouraged. I think the information, books and forum here will help you be a more informed investor. No deal is 100%. No team is 100%. Investing will have ups and downs. You got to know why you lost. Analyze yourself, your team, and your deal and learn from it and move on. I get frustration and venting. But it really serves no purpose since blaming others will not help you grow and make more money. Really dig into your numbers on your deals. See where you are going wrong or who is the weak link on your team. Create checks and balances with all information and quotes you get. Hold your venders and agents accountable and to each other. Fix it. Don’t just complain about it.
The good thing about investing in real estate as another counter weight to just stocks and bonds is that you can adjust your holding as the market adjusts. You have more options and avenues. In down markets you get great deals, in up markets you hunt around more and shift what your looking for and hold and rent longer. Every investment segment will have bubbles, you just analyze your market and what rue value is and know before you make an offer if you are purchasing to flip, rent, short term, long term, refinance, etc. Have a plan before every deal, and have multiple exit strategies (refinance, renting, wholesale, etc). But DO NOT get stuck in the research paralysis mindset. Eventually you just need to jump and trust in what you have done and the team you built, and then make adjustments as you go. Your team should be able to educate you and help you along the way.
