Don't look for other peoples validation to execute your plan. Do your homework, create a team, create a plan, and just start executing it one brick at a time. Don't ask us if your plan is good or not or for validation or not. It's your life, your money, your decision. You seem ambitious and focused, and put thought into your plan, Execute it and learn what worked and what did not. Observe, execute, adjust and repeat.

looking to possibly purchase 200 acres of land in Homer Alaska next to ocean. Been to Alaska, but not Homer. Looking for thoughts on the area. Land can be parceled out to 60 separate parcels to develop. Undecided on what to do with the land, develop it or keep it for family trips and lease out for vacationers, fishers, hunters and timber. Looks like Homer has growing market, lots of retirees, fishing capital for travel and outdoor adventures.

I hunted down experienced professionals whose business solely is investing in notes and read the books they recommended. Here is what I found to be worth the read and homework before investing in notes.
• 1. ebook Introduction to Note Investing by @Dave Van Horn found in BP – thanks @Dave Van Horn
• 2. Win-Win Revolution - by Bill Bymel – thanks @Cody Cox
• 3. Real Estate Note Investing – by Dave Van Horn
• 4. The Bankers Code - by George Antone
• 5. Invest in Debt - by Jimmy Napier
• 6. Unlimited Wealth: The Theory and Practice of Economic Alchemy - by Paul Zane Pilzer
• 7. The Worldly Philosophers: the Lives, Times And Ideas of The Great Economic Thinkers, Seventh Edition – by Robert L. Heilbroner

Find credible note investors and ask to JV some trades or at least ask if you can shadow if you don't have any capital to invest or can't find other people's money.

NP. Just think about ways to maximizing leverage and spread. How to use other people’s money or how to crest money by using what you got. If I said I will sell you a house valued at $100,O00 for $10,000, but u r flat broke, I guarantee the wheels r spinning a million miles an hour on how you would get that 10k and you would get it.
