If CF=dividend, and Market appreciation=stock price...wouldn't you want both?

Why settle for just CF when you can get both?

Buying in San Diego is buying a blue-chip stock. There is NEVER a good price when overpaying, that is just praying for appreciation that you can hold before you're insolvent.

If CF is king, then happily snatch up the B/C props in Buffalo, Cleveland, and Indy. Wish you the best of success, and I'm sure you, like many others will find it. 

But primary markets are a different beast.

Not many people say 2008 coming. So people throw around the word "bubble" because it makes them sound smart.

Don't try to predict and anticipate, just react when opportunities arise.

People are being greedy in San Diego in RE, you should be fearful. 

Timing is a waste of time.

Any data you do find is monkey math manipulated out the wahoo to tell a story that the government/Federal Reserve wants to convey.

Businesses have a business line. It's still a direct number to you.

 Yes Brian, I hope you're right, but I think there are very deeply laid stereotypes of other things preventing that from happening so quickly.  Maybe if we elect a women president that may have a significant impact?

We live in a time of exponential growth because of tech. Look towards exponential growth in social trends.

I believe it has more to do with the reality of needing to find quality investment vehicles. It's more generational than it is gender. 

Using the president example, you would have also seen a jump in African-American investors over the past 8 years in REI. And that may be so, but it'd be more correlation than causation.

Also worth-noting the lack of trust now more than ever with electorate. Very tough to find people that are overly trusting of their government, let alone look to them as symbols of inspiration.

In another 14 years the male:female ratio will work towards the median, as a lot of professions are seeing now. 

Sites like BP have helped a lot of newcomers find REI. I don't know BP's new members numbers, but I'd imagine it's higher than most would think.

Technology, access to info, books, trends, etc have and will continue to influence many more people find their way into REI.

Outside of owning your own business, there is no faster investment to wealth than real estate. 

Money in the stock market isn't going to change your life for a good 30+ years. 

W2 only works if you do. 

It's slow, but comparatively there is no competition.

"I need to act!"

- Careful with that mindset. 

Action for the sake of action would be better served with stoic observation.

I coached some junior college football in Southern California. Many players were out of state. A lot of SoCal junior colleges don't have on campus housing either. I'd suggest finding a market with a couple schools nearby it.

Example: Twentynine Palms has the College of the Desert which is notorious for bringing in football players from Florida.

 College of the Desert is in Palm Desert, not 29 Palms. There is a HUGE difference between the two... and about 65 miles.
