I think it has to be a physical item but I'm not a RE attorney so I'm not completely sure. You should reach out to some of the attorney's on this site or your own attorney.

If you honestly believe that the realtor is misrepresenting the property in a deceitful way then report her. Just be sure because it could have a serious long term negative impact on her career/reputation.

Anything that you and the seller agree on is consideration. 20% is a down payment, not consideration. You'll just have to talk to the seller and find out what it will take.

Both were informative and picked up a few contacts. Hey @Sharad M. I too have been looking at maybe getting a MS Surface. I have a bad taste for MS devices/products in general so I'm not sure if I'll ever get one but I am considering it. I don't really have anything to add as far as functionality of the Surface; I just wanted to let you know that you can use Google Drive for word processing and spreadsheets on the iPad, works great.
