Try to get the lender to reduce the payoff, including fees and back payments. Is the seller willing to walk away if you pay the bank? Can you get the bank to accept a payoff offer that makes you a profit?

Sounds complicated. I guess it depends on how good of a deal you have; if it's a "dime a dozen" type of deal then I would walk. As far as you know the ex-wife is in the business of making this guy miserable, not something you want to be a part of unless the dollars make sense.

Plenty of wholesalers say this to their sellers, I read about it in this forum frequently and I said it to a sell that I met with this past weekend. If it doesn't come up with the seller then I don't mention it. I'm not trying to hide anything, I just don't want the transaction to be more complicated then it needs to be. They want to sell, I want to buy, pretty simple.

Figure out what it's worth today and make an offer. Use the 70% rule and start talking to buyers to see if it's something you'll be able to sell.

I worked a midnight shift for the past 5 years so I'm used to being up. I've been on a day shift schedule for about 2 months now and I'm starting to sleep "normal" hours. I do like to read BP late in to the night....

Do what ever it takes to get people to open your letter. I use these colorful greeting card enevelops because I feel like people are more likely to open them.

Hey @Charmaine M. What is your goal for this list? Are you looking to flip contracts, flip house, buy & hold? Personally I would start a direct mail campaign but that's kind of what I do. Does the list have phone #'s or email? If so you could start calling or put together an email campaign. Good luck!
