It's certainly worth a try. A big part of the motivation for absentee owners is that they are not around to manage the property or they were transferred or in some way became accidental landlords. People that live near by the home that they don't live in don't really have either of those problems. There could be something else that motivates them though.

Well @Louis Radosevich I was going to say something about pot in Denver but I um...forgot...lol
I don't have specific information about how marijuana is expected to change Denver's population/demographic but everything is pretty well status quo here. Remember, marijuana has been a big part of the Colorado economy for a while; sure you needed a medical card but anyone could get a card for any reason. So the pot stores are open to the public now and anyone can buy but employers still do drug tests and you can still get fired for smoking weed. Landlords can still prohibit marijuana use/growing on their property; I have been seeing the occasional rental ad that states "grower friendly". From my perspective not much has changed.

Do not use price per square foot to calculate ARV. Look for similar comps in the neighborhood, they don't have to be in the same complex. The problem with price per square foot is that it does take in to consideration number of bed/bath, upgrades, etc. Get good comps, that's really the only way. If there are absolutely no comps then talk to a realtor and have them helpbyou with the ARV.

If you have the knowledge, time, and desire to the job correctly and in a timely fashion then do it. Do you have the necessary experience to do the work yourself? Anyone can paint but not everyone can paint like a pro.

Pre-foreclosure is probably the most commonly marketed to group; I've talked to people in pre-foreclosure that are getting anywhere from 2-10 letters/postcards a week. I have visited home owners that have schedule 4 investors to view their home at once, it's a saturated niche. Sorry, I'm not trying to discourage you, just telling you what I'm seeing. That being said, I still market to these people. There are a number of sources for buying pre-foreclosure lists for just pennies a name, I don't want to plug any particular site because there are a number of good ones. There are probably other ways to get a list but you'll probably spend a ton of time compiling it, if you buy a list it is put together in minutes and downloaded instantly. I have talked to a few people lately that are having success with door knocking, I haven't tried this method myself but apparently it works for some.
