what is the estimated expense to build the new property? do you have a builder? blueprints? approval to build?

I logged on to ask a similar question wondering how commercial financing requirements differ from residential. I would have assumed a lower % at a higher rate. I'll watch this thread for more info.

  I've listened to several podcasts about renting individual rooms and the tenants have shared common areas. How do I find out if thats allowed in my area and if you successful with this strategy can you share some pearls?

Hello, This is my first time using the BRRRR calculator and I had to estimate some of the numbers since the property hasn't hit the market yet. Its a 4 unit property zoned as commercial. 2 x 2BR , 2 x 1 BR.  Estimating that it needs $120K (could be less)  of work. Plan, if possible would be to use hard money for purchase and rehab and then refinance and rent the units out....course, I have never done that before so please take a look and provide feedback. thanks

I may have an opportunity for my first BRRRR and its a 4 unit building. Its scary and exciting. Big fear is determining the ARV incorrectly and making a bad deal. Married with three kids so I need to be right

Josh, since you’re in the lending business how should I find and vet a hard money lender?  Can I get pre-approved like a regular load to expedite the process?

I just listened to podcast 382 Brrrr strategy using private money, only I don’t recall them saying where to get the private money from. I don’t want to hit up family and friends.
