Do you have an opportunity to raise the rent and increase the cash flow to make it more appealing to keep. Making $100/month from  a good tenant while someone else pays your mortgage isn't a bad situation to be in.

I'm fairly new, as well and I wish I could find a property for $15 K that would rent for $600. The advise above was great  and I would want to know if the tenant has a good credit check or history of paying. Assuming the tenant isn't great is the property able to attract other tenants? Good Luck!

Hi All,

  Is it correct to think these historically low interest rates will rise and the current crazy home values will fall due to higher rates?  I'm sure others are factoring in these scenarios into their decisions as that could affect any expected appreciation.

How much $ are you in need of for the 10-20% needed. The price of those properties are likely to continue to increase. What shape is the property in. I’m sure there is a creative way to get it. May not be 100% ownership but 25-50% of a good deal is better than nothing

Hello Everyone,

My partners and I have been discussing the pros/cons of a vacation rental in the Outer Banks area ( open to other areas) since there may be more potential to generate higher cash flows.  We all live between 6-9 hours so we'd obviously be paying a property manager. Wondering who has experience and if you're willing to provide pro's/con's lessons learned. thanks

I’ve heard several podcasts that involve an investor writing a note to an investor. Curious how that works. Do you need a lawyer?  Bank approval?  Both?  Obviously,  its legally binding

Thanks Damon! I think I want to focus on a multi family with higher cashflow so I don't have to rely on the HELOC.
