We often buy our properties without formal inspections. In Ohio there is no licensure for property inspectors and we have found there is a wide variation in the things they catch. We made a list of things we look at and take pictures of when we walk through. So far we have not had any problems in our purchasing the the few hundred we have done. Good luck.

We usually do this thru a cosigner. The person living the house would get the background check request. The cosigner would also be responsible to pay. It doesn't really matter who pays but both are responsible. We would give the tenant access to our online payment system and they would give the info to login to the cosigner who would set up payments.

We are buying 16 units in Heath, Ohio. It is just outside of Columbus to the east. We have been buying anywhere in the area and even started buying in the Dayton Area. Most of the units we buy are off market but we have found some success in buying off the MLS. Many times we find the more distressed the easier to get the deal as many are not wanting to do much work beyond cosmetics.

Our experience has been that once the 3 day notice is posted tenants get serious. Before that not so much. Most know that if they have an eviction on their record they will have problems renting. We post and then negotiate. If they come up with the money they can stay. If not we file with our attorney for eviction.

Mitch. We always hire an attorney to run our evictions. It costs around $200. Starts with posting the 3 day notice and then you send that with the afadavit saying the notice was posted. They file the lawsuit. It is usually 2-3 weeks later the lawsuit happens. If there is a ruling in favor of the landlord they can apply for a red tag and setout with the bailiff. This takes at least two business days. are not out you schedule with the bailiff to set them out. You have to come on day of set out with a number of people ready to move the tenants stuff out. I can't help but laugh...this has happened to us about 8 times in the last year in Central Ohio with almost as many banks.
