Kilz original was formulated originally as a stain blocker as a base for painting. Kilz Max was formulated as a stain,odor shellac to seal stains in. There are only two ways to effectively deal with pet odors. tear out things down to floor boards and studs or use the best odor blocker to seal it in. And I doo mean seal it in. you NEVER get it all our.

It depends on your State and your Broker. Most states require you and/or your Broker to disclose business interests related to real estate where there is a possibility of conflict or where there is interest

I would talk to your broker, if he's ok then there is no problem.

Most states you cannot have your licence at two different brokers. Some states  allow you to work for two different broker with permission of both brokers.

I understand why you are worried about lawsuits when you rely on "simply talk to people like an adult." as a contract method to keep your Landlords out of court. I'll continue running my PM business by spelling things out in writing in a contract.

There is a difference between "living in your business" and "separation between business and personal finances"

The simplest way is devise all expenses by 2 and account for each separately when doing budgeting and/or taxes taxes

I'm surprised a finance coach cannot figure this out.

I implemented this and have 9 years without a call for change lightbulbs/clogged toilet/ smelly drain / broken window / shovel/salt sidewalks / bent curtain rods or bathroom towel holders

Move out inspections have no repair issues other than picture holes i walls.

You may "think" it's ridiculous, but I'll compare my maintenance expenses with your properties any day.

. I use a separate addendum: "tenant is responsible for first $100.00 of each repair"
. I also do a tenant move in and move out inspection that includes a signed property inspection sheet
. I also include a signed Property Inspection addendum that grands me property access once a quarter to change furnace filter and inspect for water leaks etc.
