With 15 years management experience AND a realtor to boot, I suspect you already have the required knowledge of and know what is needed for BRRR investing. It sounds like you may be missing the capital backing. for large Multi Unit purchasing. I would use your access to the MLS and deep search past Multi Unit sales back 20 to 30 years and approach them to see if you can work out owner financing to purchase if they are ready to sell. That,s how I got stated. It's more lucrative then investor partners.

Move on,Landlords have to be firm and resilient. If you allow yourself to be rolled over ob , then it will never stop.

The best investment you can make at 18 , is in your education. If you are ready to jump in the work force, get your real estate licence.

Contact the college sports department and music department ASAP. Football practice and marching band practice are in the summer months. You can get short term rentals during those months and the rates are BETTER than semester rates,

This was a preventable issue. After reading the article in detail elsewhere, there were many places where lack of internal controls were either not followed or completely absent.
. Relying on email communications for deciding on transferring large sums of money.
. A simple phone call would have prevented the transfer.
. Internal controls were virtually non existent in verifying recipient.

The real answer is "It depends". Most lenders will review the appraisal and depending on the comments may send someone to do a pre closing inspection. Then they may give you a list of items that have to be repaired prior to closing. I purchased a house a few years ago. One bedroom had a missing rug and the lender required a rug installed prior to closing . 3 days prior to closing we hand laid a rug and nailed it down in 4 corners. The day before settlement the lender re inspected. The inspector said "The lender said install a rug, they don't care how well it's installed"

. learn and know your numbers on what a decent profit is.
. on a scale realtors are happy when
  - they are paid a fee by their investor client to show properties
  - when investor actually make reasonable offers , or any offer after seeing a house with client
  - when investors know their numbers
  - when investors don't cry the blues about paying a commission
  - when investors don't ask them how much it takes to renovate a property (this is why you know your numbers)
  - when investors don't try to lower a commission at settlement because the investor miscalculated his number
  - did i mention when investors know their numbers ?

Buying an investment property can take as little as 10 minutes or as soon as you have credit score,investment money,lender,and your numbers worked out.

I could recommend a really good agent in North Bend alaska, but it might not help since you have not said where you are looking to invest

There is a lot of "not wanting" in your post. Since you are looking for "guidance and mentorship". Since you have invested the time and money in a real estate licence, your best way to get started is to interview with a real estate team for a year or two, you will get a better education, learn what you can and cannot do with off market properties BECAUSE you have a licence. There are thing that will get you in trouble since you have a licence, you re held to a higher standard.
