You are talking about estate planning. You and your father should consult an estate planner first. It will be money well spent.

Your legal rights and expectations are guided by the Lease a Landlord and Tenant sign. Re-read your lease regarding who has the right to occupy. My leases state only people over the age of 18 who are on the lease my occupy the property, no 3 consecutive night stays, keys only provided by landlord. Then send the tenant a certified letter with what you expect as a remedy. (removal of extra occupant by x date and turn in spare key). If this does not happen terminate lease ( problem with COVID-19 guidelines)

. List with a local realtor
. Contact Human Resources and Head Hunters for larger business,hospitals etc. and Sent this a PDF brochure of your available units.

No problems. In any market you adjust the rent until you start generating interest. In this market I'd take one of the few who want it in a month.
