Good luck many banks are overwhelmed with processing loans for small businesses. My recommendation is the Credit Unions. Navy Federal Credit Union will process online a Home Equity Credit Line for 80% of your home equity. Personal line of credits are very hard to open at the moment.

That's a ton of laborious work, especially the copy and paste for 15,000 records.

I'd recommend you engage a realtor to assist with this.  A good realtor can process a 15,000 records in 4 to 8 hours, including creating the needed tables. 

If you decide to use a realtor , make sure you either use them to make offers or re-reimburse them for their time.

With any sales job you will find there are more "tire kickers" than actual "buyers". 

First you have to approach this properly.
. Know your numbers. If your numbers are not correct a savy buyer will always pass
. Pitch properties that only fit you buyers criteria.
. Approach the process as if you would buy the property. If your buyers pass, the YOU buy the property.
. If any of my investor clients pass on 3 properties that fit their numbers, then I fire them as a clients . I only want to work with buyers NOT tire kickers.

2025 to 2030. It's looking more like a looming Depression then a Recession. Tonight I'm a pessimist rather than an optimist, tomorrow thing might change.

Rent by unit:
. Have parents co-sign - you always get damages paid for.
. Gives yu more responsible tenants.
. Have an well written addendum as to who can be on lease and who cannot occupy the property. (Some tenants in college towns try to supplement their college experience with sub leasing the floor.
. Have a schedule of maintenance that allows you to inspect the unit 2-3 times during  the tenancy.

. Ideal lease by year, not semester
. Sorority house have least amount of wear and tear.
. If you rent by room, expect more damage because tenants have less control over who comes and goes. 1 kegger can wipe out 6 months profit. 
. If you are going to be live in landlord, expect to be substitute strict father type or you WILL get walked over.
. Put a coin op laundry in basement for added income.
.During summer lease to football and marching band students.

You are incorrect, the opposite is true, In some states it's illegal to divulge a a property sold price without the sellers .permission. In just about every state you can search for local tax records for information about a property including sold price.

Zillow only shows you the advertised price, not the sold price, which may be tens of thousands of dollars lower than the advertised price.
