I'm a property manager in Maryland:
My policy is:
. Emergency calls returned same day
. Non-Emergency calls returned within 24 hours.
. Projects updates are conducted via e-mail (repairs,account information, etc)
. I also reserve the right to charge for phone calls in 15 minute increments (to encourage brief effective communication and to discourage repetitive conversations)

. Require a co-signer - parent,friend,family member with better credit score
. reduce price to drawn in a wider range of potential renter
. ask for detailed asset/liability to determine if debt to income is too high
. reduce the deposit to 2 months
. See if you can turn property into 2 2-bedroom units and rent separately

You cannot. If the owner is not competent to make decisions and hospice is a clear indication that they may not be. It's even doubtful that the Lender can foreclose. Until the owners estate goes through probate you will have to deal with whoever has power of attorney or once the owner passes you will have to deal with the estates executor.

Your realtor is in business to make money. If clients don't look, make offers,buy, then you are not a client, you are a "looky -loo" or a "tire kicker". A good agent evaluates his clients and works with A-B clients. He is basically telling you you are a C-D client and he wants you to get off the pot and make an offer.

Just because you are quoted a price does not mean that you have to buy at that price. Run your numbers and make an offer based on the analysis.

So get up go look at the property and make an offer.

If you are not ready to buy tell your agent and tell him a reasonable time frame when you WILL be ready to look and buy.

Sounds like you have a good agent, don't make the mistake of giving him an excuse to fire you.
