Post: House Hack in Chelsea

Just my two cents but....if we are talking about the typical House Hack where you live there, I wouldn't recommend Chelsea yet.  In fact, I wouldn't live there if you paid me.  For the record, I lived in Chelsea for a decade and my father grew up there since the 30s so I have personal experience.  It's just not a city where any logical human would want to spend any time.  Break-ins, random vandalism, gangs, rampant prostitution, drugs, you name it.  A few years back my father had some kid throw a solid block of ice at him walking out of Store 24, totally unprovoked and he ended up almost losing his eye.  Another time he had to fight off a pack of teens trying to enter his house.  He smashed one kid's arm with a bat.  If that's the environment where you want to start you RE empire, God bless ya.

Maybe in 20 years but not now as Garrett Hogan hinted.

This would be for residential and general legal guidance.  Probably not for closings.  Basically, I just want to make sure a lawyer can keep me from making any legal mistakes on flips.

Can anybody recommend a good, investor-friendly lawyer in Southern NH?  I have contacted a couple lawyers and just didn't get a good vibe.  Almost like they were rolling their eyes on the other end.  "Ugh, you don't want to do THAT do you?"

Thanks James.  Overall, the siding is in very good shape.  The repairs would take a handyman half a day at the most.  Fresh coat of paint and list that old girl!  I just worry about the dated look of that pattern.  It does blend in fairly well with that neighborhood so perhaps it would be best to patch and repair after all.

Looking for opinions on this siding situation.  It's very dated and I think it could be a major deterrent to selling.  Would you guys just repaint and try to sell, reside the whole house or just repair the cracked bits and hope for the best?  Siding material is wood.

My advice would be to go ahead and buy it.  You can get bids from a few "tin-knockers" and they can replace all of that whiz-drenched ductwork.  There may be some sheetrock that needs to be ripped out to access everything but that's short money.

Do it up right and flip that place.  Good luck!

We are just starting out and hope to get our first flip property in a month or so. We established an LLC in our state but do I need a federal tax ID if I want to set up a bank account just for the LLC?

I am new to this too but learning every day.  Don't give up.  I think you might need to consider either a joint venture or possibly hacking.  You know, buy a multi-family property, live in one and rent the others while you rehab along the way.  Keep up updated!
