Quote from @Katie Kapelsohn:

Used to be a project manager in another state and worked on many flips doing design work and managing subcontractors and investor relationships on millions of dollar of single family real estate simultaneously.  Managed flips down to the studs with all new wiring, HVAC, electrical, floor joists, pilings, etc.

Just moved back to the area and looking to invest myself in the greater allentown area.  Specifically interested in finding out more about initial funding with cash on hand to put towards part of an initial purchase.  Searching for wholesaler connections, investors, and any resources for this area!  TIA.

Interested specifically in multifamily rental properties to hold and cash flow as well as single family flips in the Allentown and Emmaus areas.

 Hey @Katie Kapelsohn! I conduct most of my business in the Allentown market and invest there myself. I am currently working on a 24 unit development project personally. I also run a wholesaling business and have a few seller finance deals that i can shoot your way as well. Reach out anytime- happy to be a resource!

@Sean Lynch

totally agree.  was just throwing it out as an example of a market less expensive than northern NJ but still within driving distance.  allentown PA even less.  etc.

and it's all competitive now.  just wanted to make the point that OP should stay local / in person / hands on.

 Allentown is a great example of a thriving market. Thats the primary market that i do business in- happy to talk to anyone about it. Currently working on a 24 unit development project personally and have some seller finance deals in the pipeline if anyone wants them!

Hey @David Wilding, welcome to the forum! this is a great place to come for advice and to learn more about real estate. I have a STR in the poconos and have sold a bunch in the last year there- there is a lot to look out for regarding regulations- last thing you want to do is scoop a place up then find out you cant even do STR's. Happy to tell you more about that- just shoot me a DM anytime you want to chat!

I intentionally bought my property in a non-HOA area because the hoa's are heavily restricting STR's… now I saw a post on my municipality's website with updates to the STR rental ordinance and they are discussing it in the town meetings. What are you all doing if you're experiencing the same problem?

property is at lake Wallenpaupack by the way

Which township/county? I did the same thing as you, bought in palmyra township, pike county.

So i actually realized i was on the wrong townships website- i didnt realize there ware 2 "palmyra townships" im in greentown- and we actually dont have any real STR restrictions

what is the most effective way that you are building your buyers base?

we are now starting to see some deal flow and are having some trouble with moving them.  We are leaning heavy on FB groups, but many of them require post approvals and take forever to approve posts.
