@Mark Cruse i’ve been thinking about getting a condo in snowshoe, as well. The guy that you said has 20 units, does he owner the units, or is he a manager? Would he work with other new owners?

My company, CMR Construction and Roofing, is working in the southwest Florida area replacing and sometimes repairing tile roofs after hurricane Irma.  We have NO WORK BACKLOG!  In most cases, once we get insurance approval, the new roof is on the house after 3-5 weeks.  If you have a property you would like us to see, we do free estimates, and help with insurance deductibles - even on LARGE CORPORATE JOBS!  If you refer us someone that we do a roof replacement for, we pay $1,000 PER JOB THAT WE COMPLETE!

Do you have a property in the Naples/Fort Meyers area with a tile roof that was damaged from the hurricane?  I work for a national roofing contractor and can provide free estimates.  Even if damage is minimal, there's a chance that the job can be filed as an insurance claim.

Bigger Pockets is, indeed, based in Denver :) However, the only job the company is hiring for that I've seen are IT-type jobs, which are not my expertise. My experience over the past several years has been in phone sales, client relations, and account management. I've been among the top performers in my company, but am tired of that industry and want to move west from Ohio. I've been an LO in the past. To start, I'd need some sort of W2 job.
I've spent the past 3 years with a logistics company in Ohio (phone sales), and was among the leaders in sales last year. Have plenty of business experience. I am absolutely moving to Denver in the next month or three. Would love to start learning more about real estate out in Denver by working for some type of RE company. I'm open-minded. Anyone have any tips? :)

I have a tenant for my house.  I am a first-time landlord.  The scenario:

The tenant is interested in a rent-to-own setup.  I would prefer a land contract, but the tentant does not have $5k to put down, which is the minimum I would like to have for a $129k house.  The best scenario I have come up with to keep us both happy is:

- Rent the house, so that I keep ownership vs/ doing a land contract where the tenant has ownership.  $1k down, and $1k/month as rent

- Draft a side agreement, where the tenant and I will both have a copy, stating that the deposit will go towards the purchase price when the tenant is able to get a mortgage in 3 years.  The side agreement will also have an amortization schedule based on 6% interest, and will state that the same amount that would go towards principle every year for a 30-year mortgage at 6% for $128k will be deducted from the purchase price in addition to the deposit when the tenant is able to get a mortgage.

Does anyone have experience with this type of side agreement?  I do not want to do a land contract and give the tenant ownership of the house without them being able to make a larger down payment, but I would like to work with them so that they are able to put the money they have spent while renting towards the purchase if and when they do buy.

Also, what are some preferred renter's insurance companies?

I currently live in Ohio, and will be moving (somewhere) out west in the next few months. I have never rented out a property that I own before. I realize there are many potential hurdles with renters, from screening tenants to dealing with issues while they are in the property. Would I be best suited to find a tenant, use AirBNB, or just sell?

I'm very new to this, but was also going to ask if you've looked into turnkey properties that are states away from you
