Sounds like a creative idea, considering how crazy the market is right now.  We've been looking for a few months for a 32+ unit and haven't had much luck.

@Steffany Jensen I am no longer in Salt Lake.  I'm now in the SE Wisconsin area.  I come out to Salt Lake a few times a year though and plan on setting up some connections there to start shopping that area in the next year or so.

House hacking is the best way to get started in my opinion.  I  bought a duplex that I'm currently house hacking, gained some experience and were now looking at 50+ unit deals.  House hacking provides experience, the ability to live for free, and the confidence for the next larger deal.  I graduated from the U, Salt Lake is a great market in my opinion.

I'd recommend getting on the Brew City and KRREIA Facebook pages - great way to find off market deals.

Post: Buyers Agent Contract..yes or no?

I am currently on the look out for apartment deals and am beginning to interview brokers and lenders.  I've interviewed a number of brokers and have come across two that I like especially.  They both have mentioned that I should sign a buyers contract with them in order to (in short) increase my chances of them locating a deal for me.

I haven't found to much information on the BP forums about people's experiences with a buyers agent contract and I'm curious if anyone can share some insight.

Also, would it be allowed to sign a buyers agent contract with both of them?  Or does it have to be exclusive?

I am right in this area and also invest in the area.  Properties in the Racine area are being sold insanely fast.  Larger multifamily deals will sell within hours of being on the market to cash buyers.

There are many out of state investors coming in and buying large commercial buildings and turning them into apartments.  Just heard of a group from Cali that bought two YMCA's and turning them into apartments.

This isn't an easy market to just hop into, especially being out of state.  If you are planning on getting into this market I would highly suggest building a team that has boots on the ground in Racine that you trust immensely.

I pay the property taxes and insurance under my name-just so when tax season comes that is all on the same entity.

The main reason I decided to have rent payments go through an LLC is so I can build up a business LOC.

I live and invest in the Kenosha market. The Kenosha market is on fire right now and deals are tough to come by. Any deal (that is worth looking at) that comes on the market is sold within hours. Your best bet for finding a deal in the Kenosha market is going to be an off-market deal.

I have my mortgage payments set up under my LLC as an automatic withdrawal and the mortgage is under my personal name. It is totally fine to do that.
