I think you can find duplexes at a lower price point than that for B class. I like the plan though. I would aim to achieve slightly greater than $100/mo cashflow from the plexes.

I live and invest in the Milwaukee market. It a great cash flow market. I personally prefer some of the tertiary markets surrounding Milwaukee. Happy to answer any questions!

Best way to determine market rents is through simple Google searches. Search for similar rental type in the same area (within a mile) and see what they are charging. There area also services like Rentometer that will give a general idea of what you can charge.

Your best bet is reaching out to the smaller local Milwaukee banks.

I have yet to do any short term rentals but Third Ward and Walkers Point area would be good if you decide to target Milwaukee.

@Eugene Rabinovich The biggest thing for creating partnerships is networking. I actually connected with one of my partners through BP. Hit up some people, meet up for coffee, and see where the conversations go. Real estate networking events in your local market are also a great resource.

Study the partnership model sooner. I found that buying deals through partnerships helps you scale much quicker. I would also focus on putting myself in the right circles sooner. Networking is key.
