Keep it simple, I've sent a long letter and literally got no responses, cut out 75% of it and got 25 responses out of 267 letters I sent. Short and sweet, your pockets will thank you.

I thought the whole point of wholesaling is making a deal without the hassle of dealing with a listing agent. I'm guessing this is why I've heard that getting a "deal" that's already on the MLS isn't the smartest way to finding a suitable deal regarding wholesale. Am I missing something guys?

@Kyle Grimm I'm not seasoned but I have received a ton of traffic through Direct Mail. It's the most efficient methods for finding motivated sellers. I like to use ListSource.com to build my list, you can pick every imaginable criteria possible. Pre-Foreclosures, out of state owners; the list goes on and on. Getting your hands on the tax delinquent list is also a great way to find motivated sellers, you should be able to get that through your county's tax assessor office. Hope this helps!

'92 Kia, Paid for, still runs pretty good but I have dreams! I love cars, and when I get into a position in my real estate career where I can afford one of my dream cars, it'll definitely happen.

@Stanley Okazaki I've rarely heard of this marketing method but I'd love to learn more. I stay pretty close to the Woodlands area, which county clerks office do you go to get the list. And how can I get it? I know there has to be some fee associated with getting an updated list.
