@James Meyer - thanks for posting. Honestly, aside from a respectable marketing budget and follow-up strategy to source off-market deals, the best way to find viable deals is to attend local REI groups with lots of business cards because, where not impossible and actually doable, the MLS is most definitely NOT the best source, especially for fix and flip. For example, @Travis Sperr has regular Meetups that are well attended and full of networking opportunities. 

This said, @Colin Smith hit it on the head. The best way to get timely, reliable listing date is to connect with a REALTOR and I would add, one who understands investor speak.

@Chris Nelson - thanks for posting. Determined to help clients use real estate to build long term wealth, if you were my client I'd ask you consider renting it out if market rents will provide a 10% return or better after expenses including management. If so, I'd then ask you consider taking advantage of owner occupant financing to rinse and repeat, and/or consider pulling out any lazy equity to fund subsequent purchases, all the way to funding your retirement, or your child's college years or...whatever is important to you at that time.

@Becky Reid - Those are some pretty lofty numbers your friend has! It's no wonder things are tough. Not to mention, cash on cash return doesn't account for principal reduction, a critical factor to consider with rentals.

A more realistic target might be something that provides a 10% total equity return or better, and even those aren't exactly easy to find. However, I manage to find one or two a week, and will be happy to put you on my serious buyer's list, same way I earned the privilege of working with Canneton.

Hi @Audra Dailing! Thanks for posting. With increasing prices and rent, Colorado Springs is a great place to start your REI endeavor, especially for buy and hold. And I don't say that because it's our focus, but because the flipping/wholesale model is a little hard to accomplish in the current, seller's market we're in. This said, ours is a turnkey solution to include sourcing and acquiring the asset, helping to manage the rehab, finding and placing a tenant then managing the asset for as long as you'll have us. Of course, the opportunity to self-manage is always an option. We work on contingency, meaning we only get paid when you close and unlimited consultations are always available.
