@Shariyf Grevious I am using private money to finance the rehabs. There are deals to be had on the MLS. However the 2 of the deals I have currently were found through word of mouth through my contractor. The other was actually found by @Account Closed who contacted me through BP. Both her and I are always learning, but if this property turns out well I'm sure we will be doing plenty of business in the future.

@Jimmy Hong I am getting my brokers license right now and will be renting a space in philly starting Jan 1st in time to coordinate the sale of my first property. Very fortunately Pennsylvania has reciprocity with NY as far as RE Broker licensure is concerned.

Hey everybody,
So after almost a year of feeling like a small fish in a big pond in New York City, I decided to go to Philly. One of the BP podcasts mentioned that you may not be able to enter a market like NY or LA, but somewhere within a 2 hour drive there should be a viable market for the type of investing you seek. I drove to Philly and found that to be true.
3 road trips later, I have met up, emailed, texted and spoken on the phone with BP members, met with agents, brokers and contractors, and friends. We just closed on our first property 2 days ago! With 2 more properties in contract right now.
Bigger Pockets had a huge impact on what has happened in my life recently. Information is key, and if you can keep learning and acting on what you learn, it's scary what will come out of you. The link to my blog posts where I plan to detail each transaction can be found below.
We have financing lined up to continue our investment efforts in Philly. Future plans include an office and hiring my best friend. I will post again in this section once our first deal closes, and hopefully it truly will be a success story. In the meantime please follow along with me. Hey Antonio, try using Redfin.com it's the closest thing you'll get to the MLS if you are unlicensed and it's free.
Type in the address of the property you are looking at acquiring and the map will center on it. Then delete the address, click "Sold" within 1 year or so, and zoom out the map for an area of a few city blocks. You can narrow the sold comps down by age, square footage, price and proximity to your subject property.
I have been hunting property in Philly and using Redfin my Agents, Contractors and Attorneys have affirmed my ARV's are pretty accurate. After all, you'll be using very similar information to arrive at the ARV as they would be using.
