1. Get on OTA’s & see what’s in the area you’re interested in. Are there a lot of homes? What’s their ADR? How full are their calendars? Between the two markets, I’d pick Orlando, personally. 

2. Self manage. Save your self 15-20+ percent on commissions. Ron's of resources out there to teach you how to self manage. BP has a STR bootcamp that will teach you everything you need to know.

Brooklyn, thanks for the response!  Was Jonathon able to help you run the numbers to determine potential profitability or is that something you did on your own?   Also, what made you chose to invest in Fort Morgan over other beachfront communities?
Jonathon won’t teach you how to run numbers, but BP and Short Term Shop have resources for that. It’s where the numbers worked best in our favor. We had never been to the area prior to closing. And we love it there

I would also use other data sources and then average them all out for a better estimate. Look at STR insights, pricelabs, rabbu, and the enemy method.

I would avoid this area. Especially as you said, there's so much negativity surrounding STR there. Look at true, regional, drivable vacation markets instead with established STR presence

Self manage all the way! Save yourself the commissions. BP has a book written by Aver Carl, Short Term Rental, Long Term Wealth. 
Has everything you need from start to finish about self managing. I self manage from 14 hours away. If I can do it, so can you.
