Would very much agree with you both. PLG is fantastic! Close to Prospect Pk and Lower Manhattan, Great Subway access, safe, nice architecture/beautiful brownstones, and great local shops, cafes, restaurants, etc... especially up & down Nostrand Ave.
Any others? What's the next Prospect Lefferts Gardens?

Whatever your RE strategy, I definitely like your LIFE strategy! I think I will do the same... I'll spend spring in NYC, summer in Portugal or Italy, Fall in the Greek Islands, and Winter in Hawaii!

Thanks Marcia - I think this is turning into a non-issue - I've contacted the Tenant and re-fortified our relationship. Nonetheless, I will be speaking with an expeditor, specialist and Zoning & HPD attorney this week to get the complete picture.

Hi Everyone!
Many of us are aware at how 'instantly' hot Brooklyn NY became over the last several years - But not all areas of Brooklyn enjoyed as much appreciation as others. One really needed to have a good feel for the local market on the ground - Hipster and young professional immigration (regardless of race) into a neighborhood was usually a good forecaster...
Question: Are there any other 'very soon to emerge' great Brooklyn, perhaps even Queens, or other NewYork neighborhoods you think are great areas to invest in NOW?
Would be very interested to hear your opinions but please explain, in as much detail as possible, exactly why you think so, point-by-point.
In the interest of transparency:
1.) Please disclose whether you already own property in these areas to avoid the impression that you are simply "talking your book."
2.) Perhaps it might also be a good idea to share what your RE investment experience is

To anyone reading this thread that knows the NewYork / Brooklyn or even, perhaps, Queens market: What do you think of investing in EAST NEW YORK, BROOKLYN? (De Blasio's target)

Brandon - Been using Ally bank for spare liquid cash for at least 7 or 8 years (Yes since before their Govt bailout) and I have to say that i Love them. Customer service is excellent, personnelle are helpful and professional, and their website is simple & intuitive but quite useful. Best of all, their plans & products are straight-forward and innovative (I use their No-Penalty CDs & their Raise-Your Rate CDs) .
Their whole strategy seems to revolve around actually respecting us as customers - A refreshing approach. Their rates are always the highest in the US.
In short: EVERY BANK should be striving to be as good, as transparent and as innovative as Ally is. Recommend. (Disclosure: I do NOT work for, and am not affiliated with Ally)

Guys - Why did you remove the interesting and informative posts from the alleged whistle-blowing NRIA insider above? Seemed like such a major (if not scandalous) development...
He seemed to have disclosed major & important information about the inner-workings of NRIA. Also, the reply from Mr. Grabato of NRIA was as telling and informative as the initial whistle-blowing post...
Seems like you guys squelched the free flow of information by deleting these posts

Folks - I have a question for y'all if you would be kind enough to help out:
I may possibly be looking at my 1st ever HPD violation warning . The issue is I didn't even know or think that my building was subject to HPD rules since I have no Rent Regulated tenants to my knowledge.
1.) Can any tenant, no matter how crazed or unjustified, simply file a violation with HPD when they think they have a minor grievance and are not willing to properly communicate with their PM to resolve it (even if they are not living in a rent-regulated apt?)
2.) If it turns out that I indeed end up receiving a violation notice, Does anyone know what the process is to deal with & resolve it?
3.) Can anyone recommend a qualified New York City Rent Regulations specializing attorney I can call to discuss this with? (Please sidebar this info to me)
I usually pride myself on providing tenants with an exceptionally high-degree of service and respect so this development is most disturbing. Any assistance or information you can offer would be Much appreciated.
