Greetings, Bigger Pockets family

I am looking for leads on reputable, bridge loan vendors. I'm looking for vendors that can offer 80% to 90% of ARV and up to 100% of rehab/construction costs.

Questions:
1 are there any vendors that people in the community would strongly recommend for a newer investor like myself?

2 I am looking at the following companies, including:  Backflip and Finance of America and KIAVI. 

Feedback on any of the above is highly appreciated!

Thanks for the thoughtful response.  Thanks for addressing the point about whether the friend/family member would have to declare the funds as a "gift". (It is for a rental not a flip) 

I am working with an investor friendly loan officer. I can run that point by him. He might be willing to waive that requirement due to my income/assets.

Hello BiggerPockets community

I am looking for webinars or other guidance that can help me structure deals to borrow money from either friends or family. They may be tucked into the BiggerPockets database somewhere. However, I am not finding that as a resource.

I am also looking for example contracts that could be used as a template for borrowing from friends and family that could be signed by both parties. Can someone point me to resources along these lines?


I also have a general question: I am planning on using this money to cover either down payments or the cost of rehab. I am wondering if I have to report those loans to my conventional mortgage company
