Douglas Peterson I'm a big fan of zabasearch..it's a free online search..it's not perfect, but it doees the job 70% of the time...any other recommendations out there??

you're correct Dina Harleth ..in my multifamilies, i always paid for exterminating service a few times a year..single families i treat differently..i pay for a spray before they move in, and then once a year after that..if they have any problems, it's up to them after that...here's the risk though...even if the tenants are to blame, and technically 'responsible', what happens when they get pissed and move? lesson learned..it's always the landlord's responsiblity unfortunately

Nice post!! I also have the "straight to voicemail" app... It's great if you need to get a message to a tenant but don't want to get stuck listening to a tenant for twenty minutes about how tough the economy/job market/baby momma problems are

Im sure alex was just talking labor prices.. I pay 45/square for labor and he buys his own nails.. I supply dumpster and materials, which usually runs me around 70/square.

ok time to revive this thread with another question or two..i've been discussing this strategy with a few investors/accountants i know...they all say you can't directly contribute 49k to a solo 401k...do you have to payroll yourself and then have your company match your contribution?? or canyou simply put 49k into the retirement account?

i do both...flipping has enabled me to make way more than i should be at my age...i used that money to purchase rentals and apartment buildings..ironically, i've sold many rentals in the last year, hoping to use that equity to flip and build new in this market...i still hold a few rentals, and will look to pick up more here and there as the opportunities present themselves

graet point Al Williamson...as a personal rule, i have stayed away from buildings where one tenant is on top of another..for one thing, the noise as al said..another is plumbing leaks from one apartment down into the other..if a tenant keeps their shower curtain open, it will eventually leak down into an apartment below...if it leaks into their kitchen below,they see the damage and hopefully stop...if it affects another tenant, they may not realize or it care to change their bad habits

Very impressive ... I'm a little jealous.. What makes me sad, however , is the pathetic comments below the article.. People calling him greedy, saying he should be in jail, saying he should just give the houses back to the ones who lost them... Is this what the majority of our country thinks?? Were screwed

i dont know much about huntersville or moorseville..ican tell you be careful in concord..parts of it look like detroit
