@Darran Giangiobbe just my personal opinion here... Sounds like you have a great duplex as strathmore has some great tenanta historically. With that being said I would invest in more areas with great tenants and be patience and not get inpatient by investing in a lower income area. Im sure you have minimal headaches and want to keep it that way. Just my 2 cents, best of luck!!!

I am going to add a bedroom to a unit in the attic. I will not be changing any structure, just simple insulate, sheet rock, run some electrical, etc. Will I need to get a permit or do any type of paper work before this mini project? Thanks for any and all advice in advance!

I was curious of peoples stories, advice, experiences with setting up Ring, Nest, SimpliSafe, etc. for their units. My location is one where their is burglary once in a while but isnt too bad, ppl can still go for walks and feel safe. Im curious if its worth the $15 a month and if changing the accounts from tenant to tenant is doable. Would love any and all advice!!

@Michael Hudelson my two cents....
If your area doesnt cash flow then ya go for it! But if it does then stay in the area you know. You gotta be able to know cleveland or anywhere you invest. A couple blocks to the left or right might totally change your investment if you dont know the neighborhoods. Best of luck either way!

I am closing on my first house (duplex that I'm house hacking). My goal is to increase my portfolio and increase cash flow to get my time back and be finacially independent/free. Any advice on speeding up that process, rather than buy and place... Save up for 2 years... Buy another, etc.
Advice on Seller Finance, BRRRR, partnering, or anything else I am missing?

I have been on BP for a couple months now, but never introduced myself.
I am currently closing on my first house (duplex) and will be house hacking it. I would love any advice or suggestions moving forward on that process. I plan on building my portfolio with possible student rentals (SF) or more residential multi's.
