Hey @Josue Feliciano! Sounds like you are going for passive income rentals over fix and flips. There are opportunities everywhere, we just need to check the numbers and follow the laws. Consider hiring a property manager so you can continue your 60+ hour a week job without having too many headaches!

Hi @Tolu Malik, I agree that flippers have it the worst during a housing crash and from my experience, I believe buy and hold investors are more secure. I like to keep my buy and holds in lower economic areas for reasons you stated - if a renter loses their job and has to downgrade from a higher rental market, I have now captured them into possible renters for my property. Buy and Hold properties that are kept for 10, 20, 30 years will naturally sees up and downs in the market, but I feel that during tougher times more people will be leaning toward renting anyways, making the buy and holds - if purchased for the right price and in the right market - still a cash flowing opportunity.
