The Fan seems to be the preferred spot for young adults to live with proximity to food, museums, etc, is pricier to get into, but can bring in higher rent as well. Manchester is plenty desirable as well, with lots of development happening, but fewer amenities.

Hi Liz! I'd be happy to talk and help! I live in the city, and have worked with VCU students and helping them find rentals. While I haven't rented in the Fan/Museum district personally, the rental market there is HUGE for students (if in the Fan) and for young adults in the Museum District and Byrd Park areas. Honestly, vacancy risk for any well-cared for rental, in that area, is almost nil. I think renting out individual rooms, while you're personally occupying would be a little less attractive, but it's doable. Richmond has a host of traveling nurses due to the number of hospitals, so you can consider that route as well for short-term rentals in an extra room.

@Ethan Sharrett thanks! Honestly, I had as inexpensive contractors as I've heard of. I think the only thing that could have saved me money was to do more homework on my contractors on the front end, to avoid having to fire one. And right, no roof on this one. A few years later, and I've only had to plunge a toilet a replace a section of gutter. Not too shabby.

Hi @Carrie Easton! Most of the realtors on our team use O'Brien Tax and Accounting for all our taxes and tax-planning needs. Less of a financial planner, more of a tax and income planner.

Hey Chris! I'm a fellow investor and realtor here in Richmond and happy to help! I don't have a solid lead on a PM in the city, but I'm sure others will chime in. If you pick up any properties a little south of town, I'd recommend Parr & Abernathy.
