@Russell Brazil Fair - I’ve got much to learn as I get started.
To my defense, I’m following David’s advice to new agents, which is to consider joining Premium on BP. Based on your comment, are you saying that Premium is essentially another avenue to pay for leads? But rather than say, Zillow leads, BP Premium is for generating investor-minded leads?

Hello from Richmond, VA! I have been a long-time BP listener, and am in the middle of switching careers - I've received my Real Estate Salesperson license and will be starting full-time next month. I'll be joining a team in July and cannot wait to get started.
I just finished David Green's "Sold" book, and noted his repetition about new agents joining BP Premium. To be honest, before reading his book I only knew there was Basic and Pro. My question: if I was to join Premium, would I be joining as myself, or should I be signing up the team that I'm joining? I am joining a new team at a newly formed firm, none of whom are BP listeners or members (I intend to change that). I noticed, for example, that The David Greene Team is on BP, and it looks like David is the only Premium agent on his team - the other agents are Basic or Pro. I'm trying to understand if I should be joining Premium only if my team is added, or if I should join Premium purely to represent myself as an agent, regardless of my team. Or in that case, should I just go to Pro? Or, should my team lead be the sole Premium member representing our team, similar to David's team?
I'm interested in hearing the experience of other agents, and the value you received from being a Pro and/or a Premium member. Thanks in advance!

@Dustin Smith I've got a rental in Hopewell, and connected to a few in Petersburg. The houses are appraising (even in Petersburg) like crazy right now. It could be a good time to sell. Then again, your cash flow is nice, so holding could still be a great option. What are you using for property management? I'd highly recommend Apartments.com (formerly Cozy) for your tenant screening and applications. It has really helped me to steer away from difficult tenants.

I agree with most of what was said above. I live in the city of Richmond, and my close friend commutes to DC - it's awful. I can't blame you for wanting to live in Richmond - it's a fantastic city. But that commute is 2 hours each way at best.
If you wanted to try a similar idea but cut the commute, check out the Baltimore area. It can be a great market to find a good deal, rehab, and house hack, and it would be a more natural commute to DC.

Honestly, I haven't researched MF a ton yet, but I'd really like to. From the little I've looked into them, they seem to be few and far between, and finding properties in decent areas is even more difficult. It's a nut I'd like to crack in the coming year.

My wholesaler already had the house under contract, so there was no “offer” - the price was set. He also has contracting/investing experience, so he was able to give me rehab estimates up front.
