As others have said, with your current season of life, a creative house hack could be a phenomenal start for you! It gives you a broader pool of homes to consider, and you can get in the door much cheaper than if you were buying a dedicated investment property. I'd highly consider that, even in nova.

@Daniel Molina I'm an investor and full-time realtor in Richmond, and happy to connect! Shoot me a DM if you're interested. The Richmond market is HOT and it's definitely a seller's market, but deals can still be found. I particularly keep my eyes on the areas south of the city.

Hey @Juan Chavez! I won't try and advise you on the best way to finance this deal, but if you go forward with it, I'd be happy to talk about Hopewell. I have owned and managed a rental in Hopewell for 3 years, and am a realtor in the Richmond area. I have heard of successful STRs in that area, but there's not a lot of tourism or travel to that area, aside from mid-length stays from the Army at Fort Lee. I'd more seriously consider getting it rent ready for long-term rentals. 

@Russell Brazil that’s helpful, thank you. I’ve got another month before starting full-time, so I’m in no rush to join Premium. Just doing my homework for now. Have you personally found Premium to be a helpful source of quality leads?
