To clarify I'm looking to transition out of my current job and yes I realize being an agent is a business and not a job. However I don't think I used the wrong terminology because my initial goal after getting my salesperson license is to do property management. Obviously, not having a brokers license I will need to hang my license under a brokerage which I'm fine with (also why I called it a job).

Am I off-base in thinking that I can work for a broker (who already manages a certain number of doors) and either help them manage properties they already have a contract with and or find new clients and find tenants and manage those new properties?

As a re investor I'm always looking for a deal and when I heard about somebody helping pay for the classes if I worked under them for a certain period of time I knew I had to look into it. I am not merely looking for a handout and I have no problem "ponying up coin" for the classes and exam.

Forgive my ignorance on the topic. This is all part of my due diligence before I jump in.

Real Estate Agents and the like,

I have heard that some of the bigger companies such as Keller Williams or RE/Max will interview you and if they like you but you don't have your salesperson license they will pay for you to complete the required classes and then give you a job after you pass the exam.

I'm wondering if anybody out there has done this or if you work for a broker in SoCal that does?

Hi all.

I'm familiar with Sense Financial. While I haven't used them for a solo 401 or SDIRA I have been to their meetings and in my opinion they seem to be honest and know what they're talking about. They have a comprehensive website and will answer any questions you have at any time. They offer checkbook control and I'm pretty sure they like to use Wells Fargo. I haven't done a lot of shopping around but I think they're prices are competitive.

I know many of you are into buying delinquent and/or re-performing 2nd trust deeds but isn't that eventually going to dry up since there isn't a bank out there that's offered one since 2008?

Note buyers,

I'm wondering how you will modify (if at all) your business model when interest rates increase?? I bring this up since the Fed recently said they were going to systematically reduce the 85 billion they've been purchasing mortgage bonds with each month for the past couple years which will no doubt cause interest rates to rise. What do you think??
