Wondering if this is the right forum for this to start. I've got a double wide in west FW area that i've remodeled and due to original owners and title companies i've never been able to fix the tile, its been a year long fight now. At this point i just want to take a cash offer and sell to someone with more mobile experience and more resources. I do have the title on the land though.

The best i can come up with is the wholesaler did not execute and close the transaction properly as to what they advertised. No matter how short of time they did or did not own it, they didnt have the legal right to resale it.

Ive talked to about 4 lawyers and none seem interested for one reason or another. There was no title insurance from the wholesaler to me in the last purchase. I've looked over the schedule A just this morning and it lists ONLY land from the title company that the wholesaler uses. The marketing package from the wholesaler to me however lists it as a double wide on land. The timeline can be best described below
Original owners had it as personal property, passed away. Then their heirs (2 of them) sold it to "BOB" and they had proof of heirship, we've supplied this to the state last month.
BOB is a local investor that has several other mobile homes in the area. He's actually been a lot of help towards us in tracking down those original owners but he can only do so much obviously. He then sold it to a wholesaler in the DFW area for one reason or another.
The wholesaler then put it out to their buyers and thats when i came across it. I'd been doing another house the next block over and their rep brought it to me. The wholesaler uses only one title company, who i have now found out has a very bad reputation, but doesn't really care about their mistakes. They offer no insurance on any title work and they just go by volume and don't worry about the small amounts of issues like this that do arise.
For the longest time the state just wanted proof that the original heirs had legal right to sell. We provided everything we had with their proof of heirship affidavits. The last answer i finally got back was that i had to provide a death certificate and further proof the heirs had the right to sell.

There is no lien holders from what we found. There was one, that went out of business years ago thats been done away with. I sure don't want it removed, ive put to much into the remodel. Thank you though, ill look into it.

I cant remember what exactly the original title company had to say, we only just recently tracked them down through lots of back channeling. The title company that the wholesaler deals with solely we've come to find out is of a pretty low standard. They more or less have told us to figure it out on our own and thats their answer a lot of times we are finding out. Yes, right now the home is titled as personal property and not real property, i did forget about that piece as theres been so much going on with it. I've had to pay the back taxes of others to try and clear it up as well...its been a loooooong list of nightmares.

I purchased a double wide on a 1/2 acre in January/21 in Fort Worth as a flip. Got it finished in normal amount of time and got it back on the market. I'd bought from a wholesaler and title company that ive used before. When i went to sell it is when i found out i have legal issues on the title. The original owners had passed away and their children sold it. They sold it to a local guy that had several other mobile homes in the are who then in turn sold it to the above wholesaler who then finally sold it to me. That very first title company that worked with the heirs has since produced us an Affidavit of heirship and their warranty deed. The state of Texas keeps telling me that i need a copy of the original death certificate from the original owners, a will and proof that the heirs had the legal right to sell. We've told the state many times there is now will, we cannot get a death certificate as we cannot track down the heirs. For some reason the state will not accept the affidavit of heirship to show the original owners are deceased and the heirs had the right to sale.
At this point i'm stuck with a house i had never intended on keeping because i can't sell it because i may legally only own the land. Any help or advice would be great. My realtor and i are at a dead end after MANY months of trying.

I'm looking for private lenders and investors in southern Minnesota, the Mankato area and the small towns surrounding. I'm moving to the area soon and want to continue doing flips and possibly buy and holds later next year. Any help in the right direction is appreciated and sorry if this isn't posted in the correct area.
