In every state that I know of, you must be at least 18 years of age to enter into a contract and have it be a binding contract.

You may want to discuss the situation with another interested individual over the age of 18 and split any profits.

2/1 in West Palm Beach, Florida only 1 block from the water!

Located in the "Northwood Harbor" neighborhood, this property was built in 1948, has 2 bedrooms, 1 bath and has 2 enclosed porches.

New roof less than 3 years old. No electric or water meter currently on property.

Property previously had a roof leak which ruined the living room ceiling and floor.

Estimated repairs to property is $15. ARV is approx. $75K.

Asking $52,000.

I would look at Palm Beach county. Property values have been rising and deals have been harder and harder to find in Broward and Miami-Dade.

I can't say I'm a fan of this idea. When you first purchase any property, you want control of the property so you can make your money. Going to court adds extra costs. If you start fixing the property, are you going to sue her for 1/2 the cost? This sounds like a bad idea to me. Skip it and move on to the next property.

You wouldn't. A homestead is a tax exemption. It gives you a break on your taxes, but you have to live in the property. It has to be your home. If you're leasing or flipping the property, you'll get nothing from calling it a homestead. Do not try to file for a homestead exemption if you aren't going to live in the property. If/when the state finds out, they won't like you at all.

As for anchoring the mobile home down...at least it won't blow away in those Texas winds...unless it's a tornado, those things can blow anything away!

Be careful with the above statement. Most states require that you pass their real estate courses and licensing exam. A few have reciprocating agreements with other states. Just because you get a license in Illinois, does not necessarily mean you can just transfer the license to another state. I'm licensed in three states, had to go through the courses and examinations in each of them.

In every state you can transfer your license to a different brokerage by filling out a form and usually paying a small fee. Transferring to a different state is a completely different thing.
