I don't know what other areas are getting for cash flow, but if you look at cash-on-cash returns, and don't accept a property with less than 10% cash-on-cash return (and hopefully some capital gain as well), you'll do fine.

If you go once a week, you won't spend more than an hour or so there. It will also get faster as you get a bit more practice at it.

I was a Realtor in Palm Springs for a number of years, then I moved to Dallas and down to Houston and was in real estate in both cities as well. Of the market areas in Texas, I have to say that Houston is probably the best bet in the Tex-a-plex. It's now the 3rd largest city in the nation and is growing rapidly. Let me know if I can help with anything.
One thing to mention when it comes to Texas...it's not California, but the land still moves...albeit a lot slower. The soil is clay based, so one of the mantras is "there's only two types of houses in Texas, those with foundation problems and those that will have". Don't let this scare you too much though. For most SFRs with a cracked foundation the repair cost is less than $5,000. I can't imagine it being much more for a duplex. (this is if you use the right company...but the units will have to be vacant before they will work on it).
If you decide to look at Florida, let me know. I found some duplexes recently in South Florida with great cash flow....That's my plug for the day.

I would stay in the sun belt. I've never heard anyone complain of too much sun and not enough snow!
Texas....I love TEXAS! Stay in the "Tex-a-plex" (Dallas, Houston, San Antonio/Austin) triangle and near the bigger cities. It's hard to go wrong. The real estate is inexpensive, rents are good, good growth rate in the area, and most of all there's JOBS!

Are any buy and hold investors in South Florida interested in forming a networking group?
I've been to a number of the REIA meetings in all three South Florida counties and though I see many classes and discussions on wholesaling, there seems to be a lack of networking for the buy and hold investor.
My thoughts are to met once a month, most likely in Fort Lauderdale area so it will be more central for everyone, no dues, not a club, just a networking event to discuss problems, strategies, etc.
Any thoughts? Any takers?
