Kitchen and baths have new wiring with GFCI outlets, and one of 2 circuits in the living room is grounded. All the outlets in the bedrooms are 2 prong.

Hi there. This is a pretty common question. There are certainly options that would allow you to keep the current wiring, however once the system has been modified with new wiring like you mentioned I think there's cause for concern. I would ask why only those parts of the system were upgraded, for not much more the whole system could have been replaced. I would also be concerned about junction boxes being used to splice new wires to old.

What age and condition is the electrical panel? That is usually very telling of the overall condition of the electrical system.

There's no code violation running through the same hole as plumbing. There's a matter of craftsmanship, but that's subject to opinion I suppose. When this happens it's good to wrap the plumbing with electrical tape to insulate it, but not required... not that your situation would allow it anyways.

Doing your own electrical in a bathroom is pretty easy, anyone can do it. We live in the information age, anyone with self education skills and an internet connection can move mountains.

Rewiring most of house properly will include hard wired smoke detectors. As far as electrical safety is concerned, all authorities will make you hard wire and interconnect any smoke detectors in the house. Don't mess with life safety.

@Bryan Blancke Thanks for your input. I agree with you completely on buying as low as possible. The 2% rule though, does not apply in my target area. 

I'm really surprised more people aren't doing this. Perhaps there's not a lot of people marketing to small multis giving them the ability to keep or wholesale?

@Scott England Wholesale, to me, refers to one. I want to know what the act of Wholesale-ing is?

Why would you say it is overly difficult? Perhaps not easy, but I'm not going to let that stop me. I think if you had ready and willing buyers lined up, it wouldn't be too hard. Less inventory doesn't make it harder I think, it just makes it less common.

I spent a few minutes searching for this topic here, which leads me to my first question. Is it wholesaling or wholeselling or whole-selling?

I couldn't find a whole lot of info. I've been marketing for myself to King and Snohomish counties and have recieved a couple of great leads (I think)... that I may not be capable of buying. They are at the tippy top of what I was trying to spend. I was not expecting two separate leads to come out of two outstanding locations within Ballard, which for those not in the know of Seattle, is a pretty desirable location.   

I assume wholesaling small multis is a thing.. but I cannot find any good info on it. There are more complications I foresee versus SFR, but with some good planning, overcome-able.

Does anyone do this? Frankly I'm not into wholesaling, but if an opportunity shows itself, grasp it.

I was once into building my own computers and fixing my own random software problems, but it seems my skills are dated. My problem is a boot problem on this computer. Everything worked great until my free upgrade version of windows 10 crashed, and couldn't fix itself. I had to create a boot file on a thumb drive just to get a fresh windows installation done. 

I can get it to boot, but only using F12. I don't even know what F12 does but I read it somewhere and it worked. It will not boot on its own, even though using F12 I select what is set as the 1st boot device, and it's the only one listed. This last time I disabled all other possible boot devices. Still won't boot without F12. 

Help?

Hold on I misread your post initially. When you say 60A socket, what do you mean? The meter base? 

Also, AFCI breakers and old wiring do not mix.

Fix the outside connection like now!

I zone in frequently on Bremerton wondering why there seems to be good deals even on the MLS there. The naval station is close which means good rentability.

I read an unrelated article recently that said Bremerton had a pretty high crime rate, but I didn't do any of my own research.

If I'm looking at your picture right, it looks like 3 Arc-fault circuit interrupt (AFCI) breakers are tripped. Do they all trip at the same time? Is anything on in the house at all? How old are the breakers? The first few generations of AFCI breakers are known to have been troublesome, regardless of manufacturer.

A picture inside that electrical panel could be telling of this, and the electrical system in general.

I'd be surprised if the hokey wiring pictured is causing the AFCI breaker problems. However, not pictured hokey wiring certainly could...
