Hi, I was recently talking to a liberal friend about how rent controls actually cause more housing shortages because they decrease the incentive for builders to build or redevelop. My friend then asked what negative impacts there would be in a city where it is already unfeasible to build or redevelop, such as New York City. I wasn't sure, but I told him I thought that it would slow down the gentrification process, because a low wage earner paying 50% of what he should be paying i rent is occupying a space that would go to a higher earning professional if there were no rent controls in place.

This is not a topic I know a lot about, so can someone answer what the real reason is for the problems that Brett controls cost in extremely expensive areas like New York City?

Before Michael Quarles' post I speculated that out-of-state absentee owners may have a higher affinity towards a specific investment area, since they're taking more risk by investing there.

When u filter look for last 9 months purchases with 99-100% equity 3-5 bedrooms absentee owner in city.

Thank you! Your criteria seems especially well-suited to finding cash buyers. if the list is too small, would you be willing to stretch to last 12 months or last 24 months?

Hi; if you were going to direct mail a list of recent sales by absentee owners to build a buyer's list, would you prioritize the out of area/state buyers or the locals?

I saw vehicle advertisers recommended by a few gurus: you pay someone a small monthly and big commission to put signs on every side of their vehicle except the front. Anybody try this technique? How well has it worked for you?

Hi Joe, the agent refers the client to us if the client is ready to cancel the listing and start renting out his unit instead. There is no interference or coercion involved--it is the unfettered action of the client that leads to a referral opportunity.

Hi, there is no bribing or encouragement to cancel listings involved. I see no ethical issues with this tactic personally

This is a minor point regardless, we're creative investors here and there is a way to make it work on paper. The question is does it make sense to the end buyer and myself considering the additional complexity?
