I live in CA where MH parks are around, but not very popular (about 4.5% of total residential housing). Finding the lot rents are easy enough, but how do I find what the unit itself would rent for? (I plan on buying units and selling or lease/optioning units).

I've heard that you can look to local lower end apartments and subtract 20% but that seems like a rule of thumb at best.

Is it the types of tenants they attract, or a deeper social influence that the parks themselves create that apartments and other "tight living spaces" do not?

I must have poor intuition for this sort of thing, because it doesn't make sense to me why apartments would be seen as "normal" living spaces and mobile homes are often seen as trashy.

Hi; I'm looking to create a newsletter (snail mail) that will target real estate agents in my local area. I'm going to call other companies in the local area to see if they'd be interested in contributing insightful content. Obviously I don't want the newsletter to be a giant promotion so the content must be both relevant & valuable.

What types of companies target realtors for regular marketing efforts anyways? I don't know your world at all right now. I have on my list mortgage brokers & title companies.

The selling point to homeowners is a major advantage--there are a lot of timid landlords out there. Cosign My Lease is already defunct, are there other similar companies out there?

I'd like to show a seller how I arrived at my offer by writing up my own appraisal and showing it to him. I know that anyone can be an "inspector" and was wondering if this is also true with appraisals.

As someone who makes offers primarily over the phone I'm taking a hard look at docusign.com to email my documents and have them signed electronically. echosign.com is another popular alternative.

The good side is it avoids messy faxing back and forth; the downside is it requires basic computer literacy which may be unworkable with a segment of the population. For anyone who's used these services, have you even encountered a buyer or seller who couldn't or didn't want to use them?

I notice a decent amount of homes in my area have a trust listed on the title as the owner. This was surprising to me. What are the most common reasons average, non-investor folks would have their home owned by a trust? Are these signs of probate or divorce?
